Union Wireless is looking for the right individual(s) to own and operate a coffee/bagel shop next to our wireless store located right off the west I-80
exit on Spruce Street, in a newly renovated historic Phillips 66 gas station. The location is visible from the interstate and offers separate but
adjoining retail spaces.
Rawlins, WY is located along Interstate 80 halfway between Denver, CO and Salt Lake City, UT. The community is strategically situated 149 miles west of Cheyenne, WY, 100 miles west of Laramie, WY and 107 miles east of Rock Springs, WY, making it an ideal stop location for travelers on I-80 who are looking to be reinvigorated with a great cup of coffee or searching for clean restroom facilities. The remodeled building features beautiful landscaping, plenty of off-street parking, high efficiency windows, LED lighting, Icynene foam insulation, plus updated electrical, plumbing and HVAC. The location also features a drive-through window, perfect for customers on the go.

Union Wireless will sub-lease the available space at a competitive lease rate. The proposed
coffee/bagel shop will benefit from their relationship with Union Wireless via increased foot traffic,
visibility, combined advertising opportunities, and mutual purchasing incentives for customers.
Given the right mix of food and beverage options, the coffee/bagel shop would afford the owner
the opportunity to serve the local population and extraction industry workers in the area, as well
as the occupants of 15,000 to 20,000 vehicles that travel on I-80 each day by the store location.
Rawlins is undergoing a downtown revitalization and is set to grow in the future due to the development
of the Chokecherry and Sierra Madre Wind Energy Project. When completed, it will be
North America’s largest wind farm and possibly the largest single site wind farm in the world with
1,000 turbines. The project, expected to be finished by 2023, will generate around $800 million
in tax revenue for the state of Wyoming, as well as create 114 permanent, full-time operations
and maintenance jobs. The largest employers in Rawlins are: British Petroleum, Memorial Hospital
of Carbon County, Sinclair Oil Refinery, and Union Pacific Railroad.
